I am in a similar situation with my Mom, so I wanted to see if I could help.

I looked at six lenders' Fannie Mae/Freddie Mac guidelines and found two which mentioned a POA but both required it to be SPECIFIC to the transaction at hand, i.e., the POA has to mention the property address, be limited in time duration, etc. No good.

Then I looked at a few FHA lenders and found this little note:

Note: For FHA loans, the initial loan application may not be executed by a Power of attorney except for military personnel and incapacitated borrowers [4155.1 1.B.1.a]. (This is a cite to FHA Guidelines book)

Voila!! This will not be for all lenders, as some did not mention it, and lenders are allowed to impose what we call "overlays" (additional requirements not coming from Fannie, Freddie or FHA), but it does indicate what you are trying to do is possible.

Lake Havasu has many good builders throughout the City. The best builders are the ones who are still active today and doing business. The best way to know is simply ask them how much business they have going on and a list of references. With new building starts at a record pace for the start of this 2013, there are several ways to find out who is doing what. The 86406 area code is on the south side of Lake Havasu City. The city is not set up like other cities and towns. We have new and old homes next to each other. As of this morning there are 229 homes for sale on the South side. The listing prices range from $74,901 - $1,259,000. This includes golf course area homes. The average price is $261,759 and the median price is $219,900.
For homes sold in the past 6 months in this area there were 211. The average sales price was $169,675 and the median was $145,000. Of these sold homes 67 were foreclosures, median priced $135,000, and 22 were short sales, median priced $120,000.

Return of any money is based on your executed sales agreement. Have your buyers agent review those terms and conditions with you.

If the lot is smaller BY HOW MUCH? Did the property appraiser for within the sales agreement amount. If yes where is the problem

Many properties owners don't know the size of home OR lot why best to tax roll the data

However, the good news is that under Arizona law (I am not a lawyer, so for legal questions ask a lawyer), the renter is protected in a sale or trustees sale. The new owner or the Bank must honor the terms of your lease before anyone can take possession. If the owner, does keep possession, he/she needs to honor the lease also.
