The agreement (Buyer/Broker) will protect you both and settle any questions once and for all about who's client she is. No other agent can claim she was working with them if you have that agreement in place, so perhaps it would be a good idea to take care of it. Once you have that, she can feel more free to look.

I don't think the contract would be valid, unless your license is active though. It would be safest if you activate your license first.

Did the homeowner report it to the police and the insurance company? If it becomes public record it is better to disclose than to leave it out, the buyers could suspect of hiding information about the home.
It is always better to disclose than not to disclose and draw suspicion.

RE: This Analysis for 86351: I ran back 6 months.
The days on market (DOM) show up here right after the price. It is kind of hard to read with this copy/ paste format.
EG: If there were 2 listing periods, there will be 2 numbers. For instance, on Ridge Rock, you will see the numbers: 73 and 252. Thus, 2 different listing DOM for same property.

For the 9 listings between 500 and 600, the average runs at 273 days. The listings on 85 N House Rock and 240 Sin Salida are the cause for the high DOM for 86351.

If you took these 2 properties out, the average DOM would be: 147 days. Hope this is helpful!
