If you refinance with cash out then yes you would need an appraisal and ultimately you would have to come up with the difference. BUT if you do a VA streamline without any cash out only a rate reduction an appraisal is not needed there for you would be able to lower your rate and your payment. Vail is an excellent place to live, . . small town atmosphere, and it is safe, quiet, and a beautiful area with the Rincon mountains and it's foothills all around. There is hiking in the Cienega Creek Riparian area, and Colossal Cave is only miles 4 or 5 down the road where there is hiking, picnicking, camping, horseback riding, etc, etc. Bicycling is a joy out here in this area also. i suggest you have the well and septic checked...
if you are considering financing may be a bit more many acres?..if it's on a foundation, you will be given credit for the value of the home and the first five acres on a residential mortgage appraisal....if it's a large'll need more down and have to go to a local bank or credit union for financing.....

Hi Josh....I lived in Corona de Tucson for 9 years and have recently moved to Benson, AZ. I am a real estate appraiser and havent worked with any rentals in that area, however, my own house was used as a rental at one time, as well as renting myself in that area.
I'm not sure what's in MLS currently, but knowing the area well, there are alot of private owners that are renting without using MLS. If you are in the area, you might want to take a drive around to spot signs posted on corners. Also, there are only a handful of apts in Corona, which would make that avenue very unlikely. You might also contact the local realtors that are located in that area (Corona)- I think there are 3 or 4.
