Yes, the days are dwindling and the knee-jerk reaction is to step in and help. You should. But you need a plan to "keep the business as business" so you can maintain your friendship.

Generally no, but not in all cases. It depends. It depends on the writing of the contract which may give the Seller the right to cancel the sale. Ask your agent's advice or seek the advice of an attorney. The rights and responsibilities of both the Buyer and Seller are contained in the purchase contract.

Here's my view as 3-yr resident: There is plenty of wildlife in Tonopah area; snakes, scorpions, foxes, coyotes, lizards, hawks, vultures, wild burros, etc. not to mention all the dogs running around unleashed. My son is three and I'd never let him play unsupervised in our fenced back yard. All well water needs to be filtered. Without any street lights, it's really dark outside at night. It limits chances to go out for a walk, bike riding, etc when it's cooler early morning and late evening. There is no community parks, playgrounds, libraries etc in Tonopah, the nearest ones are 20+ miles west in Buckeye. So I'd not recommend this area for families with young kids. ... more
