Yes it is. I live in Tolleson and I know other people in the area. We've all seen them. Some have them worse than others but they are here.

One of the issues you are going to face, being "only" separated, is the uncertainty of what is going to happen due to the eventual divorce. In other words, are you going to be told to pay child support or alimony; for what amounts; which debts are you going to have to take on and which will your spouse? With all this uncertainty, lenders are going to be reluctant to give an approval.

This is in addition to the answers below. You will need your spouse (you are still married) to sign on the loan or sign-off on the disclaimer, if you can get approved. Remember, not telling your full financial story is committing mortgage fraud.

However, just as important as the home prices, interest rates, and etc is the question "Is now a good time for YOU to invest"? Please consider talking with a financial advisor, your CPA, and then a lender about investing in the market.

I do think now is a good time in general for primary residence, but as an investment not sure if we can say with 100% accuracy now is the absolute bottom. How diverse is your portfolio? There are many other questions and factors to consider. If you have the cash, Trustee Sale is a nice way to make the investment but it will need to be 100% cash, no financing. If not, please consider working with a local agent or Realtor to help you with your investment. Looks like there are a couple right here from the area that took the time to answer your question for you to choose from.

Please remember "now is the best time", no one should say that as no one can guarantee that statement.

Perhaps the agent who sold you the home or the one who represented you, unless of course it was new construction.

With 1st time buyer tax incentives extended and eventual downfall of mortgage lending (very difficult to qualify and getting worse) I would not put off trying to sell it.

If you are unsure who to contact I know a great Realtor who is with Keller Williams that I can refer you to.

She is a top producing agent in the SW Valley and lists a lot of REO homes, your biggest price competition.

Tolleson has one of the highest crime rates in the Phoenix metro area. The baseline killer murdered those 2 ladies in the food van back in 2006 at 91st avenue and Lower Buckeye Road. Also in the same area the 2 kids were bludgeoned to death around Christmas time by a random stranger. For some reason the people of Tolleson also feel that they are impervious to red lights which has further killed even more residents. We finally left that miserable city after having our new house robbed once and almost a second time. The bad people moved in after all the foreclosures and this trend will continue.
