Hey there, Cmiller. There are some good ways to go the FSBO route. List the house everywhere you possibly can. Trulia, Zillow, and Redfin are a good start. In terms of appealing to buyers, here are a few tips to boost the interest in your home:
Make sure its as clean as possible. Clean everywhere, repaint, shampoo the carpets, make sure there are no broken tiles/fixtures/etc.
Get creative when listing your property. List appealing things like the schools or how its priced, etc.
Make sure the price is set appropriately. Look at similar houses in your area to see what they're going for.
The photos make a big difference. Make sure there's no clutter sitting around anywhere, and make sure its well lit when you take your pictures. Take a TON of pictures.

Have you had an agent prepare a cost market analysis for you? Realtors can provide this for you. This report will tell you the recently sold homes in the area, homes that are under contract, and actively listed homes that are similar to yours in the same part of McCormick ranch where your home is located. If you want to know the fair market value of your home, a real estate appraiser can tell you this.
