Wow, I went to Moon Mountain for elementary school about 25 years ago.. It was a completely different school, literally.. They've since bulldozed it and rebuilt it. Anyhow, enough self reflection.. I'd be happy to pull some current demographics of the neighborhoods that surround this schools and feed into it. I can also direct you to some resources to obtain crime and safety stats. Finally, if you want I'd be happy to provide my personal opinion and knowledge of the area.

I personally think that is a great idea. Homes near college usually sell pretty quickly and it will be a good way to save your daughter some money. If she does decided to transfer you could also consider renting it out to other students. If you are concerned about being a land lord you can always higher a property management company. It sounds like there might be more that the lender isn't telling you. Many lenders are able to work with a cosigner.

This means the home is a lender owned home and the bank that currently owns the house must approval all terms of the purchase contract.

HUD homes are listed in MLS, though there isn't a specific search field we can use to find them. Instead I do a remarks search looking for "HUD".

A good source for you, if you want to search for yourself is the HUD website for Arizona:

http://www.mcbreo.com/st_azmain.htm

You can find every home up for auction, for any city that there are homes in Arizona. It's difficult to apply any further criteria to the list, but at least you can see what's available right now, the size, price, and a picture.

The nice thing about MLS, is that we can be notified when a new home comes to market in the area/price/size you are looking, rather than querying the auction site every date, wondering if there's anything new.
