In the 200-250K price range, the number of sales in 85013 from Jan to May'14 were 30, they increased 50% compared to the same period in 2013 (20 sales). Buyer interest in this price range is increasing.

Not necessarily the same for all other price ranges - for zipcode 85013, the average asking price for May'14 was $284,549, the average sales price was $239,548, and the median sales price was $182,450.

The absorption rate is quite a precise indicator about the market. I ran the numbers for zip code 85013 for May'14, and the absorption rate is about 3.5 months of inventory - it is indicative of a normal Seller's market.

Prices vary in 85013 depending on what community you live in (I live in this zip code). Some of the less expensive communities such as The Hawthorne sell for as low as $50k for a 2 bedroom up to $120K in 3rd Ave Palms which is a bit more expensive and approved for FHA financing. ... more

You have 2 solid answers below. I would add that whatever you do, MAKE SURE, you have duct into the space and put a window in or 2 sources of exit/ entry. This will allow for an appraiser to give you value for that room. I've seen it happen way too much when people do it wrong and they kill the square footage/ value in their home. ... more
