Sellers shouldn't expect agents to "reinvent" their marketing plan for the sake of getting their listing. In my opinion, agents would be best served by presenting their written comprehensive marketing plan for the sale of the home.

We all know there are much better means to spend your marketing dollar than patronizing the usually over priced local town crier. Being able to demonstrate what you do to promote the sale of a property should go a long way in fending off any additional unnecessary expenses.

In my opinion, newspaper advertising's effectiveness has decreased significantly....to the point that all agents should be weary of this once dominating marketing tool.

I have found it easier to find sellers and convince them to do a lease purchase than to just wait for people that have already thought of it themselves. Many times, people don't understand the options so they take the path of least resistance instead.

There is no national MLS system (yet) so all MLS numbers are local.

Some Realtors have access to programs that do run nationwide however that can help look up properties. I have used these services to do research on an area before referring my clients to agents in markets I don't serve.
