Katherine,
In much of the country, a mortgage is cheaper than rent right now. The difficulty is to qualify for a mortgage you generally need to be employed and making enough money to cover your payment and all other bills with enough left over to live on. Most students won't fit this description. If you think you do, talk to a local mortgage lender and see what they say. If things sound good, apply and keep moving forward. ... more

Even though this question was asked a long time ago, it is still a relevant question. In the Boise area, there are very few independently buildable lots but they are out there. Most major builders develop out their own subdivisions or partner up to control an entire subdivision.

Occasionally, there are odd lots available.

In our area, most builders work through the real estate community and will not sell a home direct to the consumer since they want the Realtors to help through the process.

Most of the online public portals for real estate are based on houses, not lots. Therefore, team up with Realtor that has closed homes with a large number of builders in the valley so you can gain from their experience.

Hope this helps!

Jessica,

There are lots of homes that meet your criteria, and both the North End (my specialty) and the bench are great locations. Have you chosen and chatted with a lender yet? That is always a good place to start, so that you can have an exact price range to work with. Feel free to contact me anytime. I would love to answer all of your questions and help you out.

I would try contacting by phone. It may already have been leased so the priority of talking to people about it has dropped. I hope that helped. If you are ever interested in purchasing a home, let me know and it is a good time to buy. You can send me a name of that apartment complex and I will find out more. That may take a couple days just so you know. Thanks mike and have a great day. ... more

Have you been pre approved? That could make the difference weather the seller accepts your offer or not. If another buyer is "ready to go" and you are not, the seller will take the other all else being equal. ... more

I didn't have my photo on my card for my first two years. Once I started going to conferences, I started getting drilled by agents for not having it on there. I understood once I got home and tried to remember everyone from a pile of cards. The ones with pictures were the ones I remembered. Let me clarify...those with CURRENT PHOTOS. Nothing worse than having to do a double take on a card when someone hands it to you...is that really you?? ... more
