Most Counties will offer information on how to obtain an energy audit to help home owners to identify what specific solutions for their homes would be most useful.

Typically these solutions start with improving insulation - and specifically blowing in additional inches in the attic. At times they also include adding insulation to the walls as most older homes do not have any insulation in the exterior walls. Wrapping the hot water heater and plumbing pipes in a crawl space and installing an energy efficient heater is always high on the list as well.

Also the type of window covering you choose will have higher or lower R factors.
A honey comb double or triple thickness actually acts to insulate the inside of your house from the cold air coming off of the window quite well. (However note - you do need to vent these blinds by raising them a few inches to make sure condensation does not form inside the window and ruin your window sills. )

Quick UPDATE on the marvel of staging for 2014 -

We just had another home staged that had been on the market from April - August of last year without being staged with a FSBO approach.

It had a lot of taste specific items the first time around....

After we helped the seller's find contractors to replace paint and carpet and have it professionally staged we now have it under contract within 90 days of taking the listing in a higher price range!

It is amazing what a little help can do for a home in a buyers mind.

As we know, selling involves a lot more than sticking a sign in the yard (where they let you put signs in yards) or placing an add on Craigslist. Craigslist has lost its luster of late. Selling might look easier to the outsider. Is that always true?

We've seen a lot of activity this year. If a seller has not sold after 30 days, are there things the seller can do (beyond lowering price)?
