Trulia does not edit listings oosted by agents, you have to have the agent who added teh listing edit it,. Once sold, they may not be able to eidt it after a certain amount of time

What type of mortgage loan will you be applying for? FHA, conventional or VA?

If you are planning to get an FHA mortgage that DTI should still work as they will allow for it to be as high as 56.99%, with conventional you might have such luck.

Your question as it relates to down payment and closing cost assistance there is no programs that would not take the combine household income as a deciding factor. Whether it is price, move-in date, rent back option, etc. To some sellers, knowing the future owners of their house is important. There are a couple options. If you are able to be APPROVED with your loan just needing an address to complete the transaction is best; this will also offer a quick closing if that is what is desired.... NO contingency. CASH is KING.

Have your inspection, title work and appraisal dates within 8-10 days of the contract date.

Golden Design Group Inc. built my home in 2001. We bought this in 2011. The agents said great things about this builder vs. others in the area. We are pleased with our home. It looks like there is good quality work that was done. Unfortunately, they are out of business according to the BBB. Good luck.

Government Actions
The following describes a government action that has been resolved by either a settlement or a decision by a court or administrative agency. If the matter is being appealed, it will be noted below.

On May 23, 2012, an indictment was issued against this business by a federal grand jury in Denver, Colorado. Charges filed indicate the business owner, Peter Capra, executed a scheme to defraud mortgage lenders through the use of applications for residential mortgage loans and related documents associated with real estate purchases in the Denver Metro area. On March 24, 2014 Capra was found guilty of 14 counts of wire fraud, two counts of mail fraud, and 10 counts of money laundering. The matter is final.

This is an update to an old question. The appraisers lately have been very cooperative and I have not had issues with appraisals for sometime. During these transition times with quickly appreciating homes, I have seen some real difficulties keeping up with the rapidly appreciating values. The appraisers now are actually taking the local appreciation into account and the appraisals are sometimes coming in higher than I think and higher than the sales price. This is definitely helping the market to improve.

Welcome to Denver. The best way is to determine what area you want to live in and contact a couple of agents in that area to interview. A good place to look is to the brokers here on Trulia. These are some of the most active and informed agent in the Denver area. I work and specialize in Central Denver and the Denver Metro Area, although as most of us, we are familiar with many areas.

The best way to move forward is with a Buyer's Agent. It is to your advantage in many ways. You have an agency agreement with a professional that works for you and in your own best interest. We have to have this agreement in place according to state board regulations in order to give you the full service that you deserve as a client. The good news is that in most cases the Buyer Agent commission is paid by the seller through the listing broker. You have everything to gain and nothing to lose by working with your own good agent. By regulation you can have only one Buyer's Agent that work exclusively for you.

Hi Rachel -- I guess that depends upon your definition of "prestigious." In Parker, The Timbers is beautiful with homes starting in about the mid-$500s. In Castle Rock, Castle Pines and its surrounding areas are also incredible. Both areas feel like you're in the high country but you're only about 10-15 minutes to the main highways, I-25 and C-470. Both areas have great schools, public and private. Please let me know if I can answer any further questions.
