I would see if you can get a few quotes from roof repair companies and see if there is anything less expensive. You really might want to get a lawyer on your side as well, like your agent suggested. That might help you the most, since they'll be able to better negotiate.

Hi Angela, Did you have your inspection this past week? If so, how did it go?

Hi Josephine, Please read all the terms and conditions of your listing agreement, as there will be a termination clause and possibly a HOLD OVER period where the agent will be able to protect commissions for any buyers who saw the property during their listing period, for 90-180 day period after expiration or termination. Please consult with the Real Estate commission in NJ as each state is different.
Since you asked this question last year, hopefully the issue is resolved by now and you have SOLD your home. Cheers, Jan

The buyers these days are aware of what is going on. The low end of the market here in Boulder County has home sales moving quickly. If they are unaware of the current inventory lows, they must be ignoring the media and everyone else. Only a misinformed individual would tender an offer that is what I call a low ball offer - something so far out of range as to not qualify for a response.

If you have a custom home or a high-end home, things might be different. Otherwise, you should be getting offers that match price and even better.

And I agree. You will do better working with a Realtor.

Best regards,
Suz

Depends on the house and how well it is priced........I just listed one, on Wednesday, for 799,000, and it has already had 3 showings .......and someone is coming back for the 2nd time this evening.

I have one listed over 1.4 million, and it has been shown twice in the 2 weeks since it was listed..........

It's hard to generalize....but, truthfully, in my area, 700,000 is not considered that high of a list price, so there are a good number of buyers out there looking in that range

You need to first work out with your current agent if they are withdrawing their contract or if its expiring.
