I would suggest getting the problem resolved sooner rather than later. It probably won't affect your appraisal very much negatively, but it will look better. There's even a chance that it would positively impact the appraisal value of your property. I would definitely suggest talking to a professional about temporary fixes you can make until you're ready to redo the deck entirely. That's what I would do if I was in your position.

We have a loan program that is an equity line of credit that can be given up to 75% of the value of your condo. Rates as low as 3.5% interest only option. This would amount to 25% down payment in addition to any other funds you have available. If you choose to sell your condo at a later point, you would simply pay off the home equity line but have purchased another residence. Contact me for further details.

Hi Rebecca:
Thanks for ranking my answer highly. I appreciate it. I appreciate your dilemma too. Have you made a decision?
Your townhome may be worth more now than it was last year. Colorado is ranked very highly in recovery, in fact, in the top ranked for best place to live, recovery rate, venture capital investment, and many other rankings. Check out www.DevelopmentResearch.net for more information.
I think you might consider selling as soon as possible.

AJ Chamberlin answered:
Yes, but it is rare since most Buyers and Sellers share the same goal of getting the deal closed on time and without conflict. This generally happens when the transaction has been contintious throughout the process. It is possible to close at different times (i.e. Seller side closing, and Buyer side closing). The Title Insurance Company should have no problem in accomodating this arrangement if necessary. ... more
