There are scammers on every site. If it's too good to be true, it usually is. If you are answering an ad that says they are the "owner" and live out of state etc. Do not ever do anything with out meeting someone face to face at the actual property. If they are asking for $$ with out inquiring about your credentials and asking you to fill out an application etc, it's a scam. Is the basement a garden level, walk out or cellar? If the basement is garden level or walk-out I think you should then include the basement as finished sq. feet when calculating out list price. You can't do it here or on the MLS or other major search engines. But then again, why would you? There are too many variables that only a professional would know how to work with. Statistics show that you get more for your home by using a Realtor who knows how to valuate your home and market it properly to get the most exposure. all the best.
