It will help you narrow down and think about what is most important. If a backyard is not important to you, then a property with a backyard might not be a problem for you. If you are looking for a fixer-upper then the other problems might not be a big deal either.

But, because you are mentioning these things as concerns I would say that this is probably not the property for you. I would be happy to do a search and preview some homes for you, and let you know which ones fit your specific criteria.

Is your agent also the Listing agent, is his name on the for sale sign? If its his listing he represents the seller. While Dual Agency (one Realtor representing both the buyer and seller) is legal in Texas, I personally won't do it. The seller pays both Realtor's commissions, so there is no reason not to have someone on your side of this deal. My advice would be to have your own Realtor help you navigate this purchase.
