Of course I like Texas....that's where I live so I'm probably biased...but rents are good, prices still low, lots of demand for rentals, and lots of people moving here. It is creating pressure and not enough money for apartments to be built to handle the demand.

I must agree with Perry. Those looking for a 2-1 under $1100 will have to go well south of the river or north of HWY 183. 2-1's in central Austin will be well above $900-1100. For example I just helped someone with a lease that was $1100 close to South Lamar & Barton Skyway. I thought that was a miracle as its been a few years since I saw a 2-1+ in 78704 under $1400. I hope things work out for you!

Your best bet is to speak with a lender to see exactly what you will qualify for now. It is heartbreaking to go look at homes in one price range only to discover its more than you can afford Or discovering you have been wasting time looking at entry level homes and you can afford much more house. Do you have anything saved for a downpayment? Most lease purchase deals still have downpayments. You may be better off to stay where you are and work on your credit score and then re-visit the option of purchasing a home once your score has improved. It is easier to build good credit than repair bad credit. If you want more advice or need help please let me know. I would be happy to help you to find the right home.

The townhouse next to me is listed for lease (by owner) in Old Enfield. The address is 1801 Polo Rd, is a 2-2.5 with a 2 car garage. They have it at $2,000 but it is very secure, close to downtown, and quiet. Please feel free to contact me if you want more details.

According to the Austin Chamber of Commerce there are still 1000 people a week moving into Austin. That is what is keeping prices solid during a down economy, IMHO. Prices follow the law of supply and demand, plain and simple.

The First Time Home Buyers Tax Credit program runs through November 30th. You can get up to $8000 tax credit on a home or condo as long as it is your primary residence. If you have not owned a home in the last three years you will qualify as a first time home buyer. I would contact a lender to ensure that you will qualify for the program. I have contact informaton on several great lenders on my website. If you want to take advantage of the program you need to find a home ASAP, as you must close on the property before the November30th deadline.
