When you rent a house you are dealing with the individual landlord and each will have different points of reference when looking at your application. If you have a perfect rental history that would be a strong point for me approving you depending on what else is on your credit report or public records.

Be honest and straight with the potential landlord and you will have the best chance possible of getting approved.

If you are overseas, then you should most definitely have a Property Management Company taking care of your home for you. They will market the property for you, screen your tenants, enforce the lease, handle maintenance issues, etc. Do not try to do this yourself. And do not rely on an Agent who does not have experience managing rental homes, dealing with tenants, and enforcing lease agreements. ... more
