Yes its a lot cheaper to purchase a home now than to rent one and has always been that way. If you own a condo with 2 bedroom and 2 bath with 1 parking space in Austin and you total mortgage payment is $1000 would you rent it out for a $1000 or $1500 (after all you are in this to make money). Tax values are never a good indication of value. Determined by computer...no one has ever looked at condition in most cases.

You want to look at comparable values....what has sold in your neighborhood that is similar to your home.

That's tough to do on your own. #1 you probably don't go in that many homes, #2it's tough to know how long they were on the market and what they actually sold for.

One idea is to pay for a certified appraiser to come to your home and give you a value. You can then give that to buyers as an independent source of value....should be around $400

Call several mortgage brokers and ask them if they would share with you the names of clients that had some cash but were just turned down, and call some other Realtors and ask them if they had a client that was turned down for financing that had some cash. Good luck. ... more
