I think you are thinking about the old tax rules.

Under current tax law if it qualified as a personal residence (2 of last 5 years) ... then it doesn't matter what you do with the $ ... the first $250,000 in gains are not taxed ($500,000 if married filing joint).

If it was an investment property with a gain ... then you could do a 1031 like kind exchange to avoid taxes, as long as you invest the gains in a similar type investment property.

If you don't have a friend for family member that can recommend one, go to some open houses, get a feel for the realtor showing the home, find a few on line that have a bio that sounds like you would work well together, interview several and then pick one to move forward with. You want to make sure you get along with your realtor, selling and buying can be emotional decisions already. ... more

These days, many people are doing their own research on the internet ~ so finding someone "right around the corner" isn't as important as finding someone who's truly knowledgeable about the real estate market, trends in the area, and how to market a property. the size of the company doesn't matter nearly as much as the commitment your particular agent is willing to make to sell your house, and to help you find a new home. I'd recommend personal referrals over big name companies...ask your friends who they used and if they were happy ~ and if they were ~ give the person they used a call!
