First time buyers require an experienced and patient agent who is willing to put the necessary time into explaining and assisting first time buyers. It is really important to make a great first purchase because it will affect your 2nd and 3rd purchases down the road.

There are only 3 subdivisions with a PID. Centerpoint, Victory Lakes and Magnolia Creek are the only PID that I am aware. They do pay out and some are more than half way paid off and sometimes the home owners have paid the entire PID and no longer will have a fee.
The PID is your friend because it goes away. A MUD usually never goes away.

I know you asked your question in 2009, but I would like to answer the question since I found the the answer and this community is still developing.

The subdivision for the Hallmark Oak is The Cove at Todville located in Seabrook, TX. Beazer Homes is still building new homes in that community.

I don't know why the listing states that it is located in League City. It is located in Seabrook with the zip code 77586
