It all depends on how soon do you need to move in? Also do you have it in writing that the owner or manager of the property will fix those items before move-in?
Are the items a safety issue? more info would be great, what is your Realtor advising you to do.
If you do not have a Realtor representing you, then next time I would recommend one.
