Hello Tracey.

The mortgage company of the seller will not service or assist in the transfer of a seller financing deal between you and the seller; it's a conflict of interest. There are third party mortgage servicing companies available for a small monthly fee, but the Real Estate ownership transfer from the seller to you the buyer will need to be done separately.

Yes some foreclosures are deffinately worth it others are not. Do your research on the home and the neighborhood. Get a local realtor that knows and understands foreclosures. Most importantly get a home inspection! I cannot stress this enough!!! My husband and I bought a foreclosure and are doing most of the work ourselves. We couldn't have the water turned on for inspections due to missing hot water heater. We are still in the midst of fixing plumbing issues. ... more
