Mobile Homes do not hold value over time the way a house does. It's better than renting, for sure, but not as good of an investment as buying a house.

Starting the process now would be a good idea that way if there are any credit issues you can start working on them now rather than later. Also it is a good idea to make sure your income is inline for your particular price range. Any community property debt needs to be address and noted properly in the divorce degree, so if any changes need to be made now would be the time to do it. Hope that helps. ... more

You need to look into qualifying for the new home by yourself.

If you are not officially divorced, conventional financing does not require your spouse to be on the loan, FHA will.


You can avoid a lot of headaches by putting an addtional 1.5% more and going conventional.
