No, you cannot post on the MLS without a real estate agent. With that said, you don't have to pay 6% in order to work with a real estate agent. You can use flat fee MLS companies like Hauseit in NYC to post your home on the MLS for nothing more than a one-time, flat fee.

Under the FSBO model, do bear in mind that you'll still have to do a fair bit of work in terms of showing the property, negotiating and overseeing the overall deal process.

Let's be real clear here, a home can not have an appropriate walk assessment without knowing something about those who will live there.

The family with 2 and 8 year olds may find a community park a big asset.
A family with a different composition may find a pharmacy within waking distance of greater value.

Then let's be aware, for some 1/2 mile is considered an easy walk while others will sate 1 mile and those who understand health wise choices may celebrate a 2 mile radius.

Others who commute to work will place a high value on public transit while those who tele-commute see little value. Still others will add a risk aversion premium to a public transport element.

For a home to be considered walkable, you need to be able to accomplish 80% of your monthly tasks without using a car and within the requirements of the resident. A home that presents a 90% WalkableHome Score places the owner in an environment where there will be options available for early mortgage payoff, college tuition savings or giving that retirement account a gigantic shot in the arm.

Your real estate professional can provide you a WalkableHome Score based on the profile of the home occupants. Without knowing the lifestyle of the occupant a walk score is like a Zestimate...not of great value to anyone.
