I agree with Robert in that there are a lot of moving parts here, however going to 55% DTI puts you in a position to be a blown transmission away from real trouble. At that debt level you will be 'house poor' and that's no way to live.

I have an alternative program that like a USDA loan requires no down payment. In addition, you can live anywhere, not just in the areas USDA lends in. Also, I require no closing costs or mortgage insurance, so we can probably get to a sensible payment and still buy a desirable home. Also, I do not consider FICO scores, just payment history on debts within the last 12-24 months.

Not all the subdivisions in Trophy Club have HOA's. One of the newest areas in Trophy Club, the Highlands, with an HOA, is very reasonable. the monthly amount is only $20.00. The Association had a neighborhood BBQ last year for all the residents. I agree with others that it seems that the Associations in this area appear to be accommodating. They are running about 3 weeks to process at the moment, according to inside sources.

So, it depends on when you put your request in as to whether it would be out in time for closing 11/2. Check with your loan officer.

We expect them to be congested for some time to come, and that people applying at the last minute will be disappointed that they missed the 11/30 deadline.
