I would not use the word swindle, but he is trying to buy at a discount. Remember when most investors, including we here at, make an offer, there are no commissions, no fees, you pick the closing date and most times we pay all closing costs.
This can save months of you paying insurance, maintenance, taxes and upkeep. And even though we buy at a substantial discount, because of the high costs of buying and selling we typically only net about a 15% profit.

Generally speaking, yes the land it's accrtrements (house and other buildings, improvements) there are a few condos that are single family homes, but that is the exception, not the rule
