Did you incur additional debt? That might prevent your loan from closing. But if you didn't open any more lines of credit, your loan won't be denied with a 686 but your interest rate might go up. Talk to your lender..they are the only person who can advise you.

Typically if a house doesn't sell it because of 4 different reasons
1. Desirability
2. Condition
3. Price
4. Market
if your estate is personally considered less desirable due to living so close to rail road tracks more than likely buyers will think the same thing. As with anything else this is what will hurt your sale. In order to surpass the desirabily factor you might have to reduce the price low enough to get buyers to bite at the bit. Depending on where your listing was might explain why you struggled I know Haslet as a whole had slow areas in 2010 are you located off of Bonds Branch Rd.?
