You are more likely to be able to negotiate when you bring your selected realtor with you to the first visit of their model homes. Builders do want to sell their homes, but, they must look out for their own bottom line first. In any home sale, there are two sides to be represented. In this case, the sellers and the buyers. The representative at the home builders office is already representing the seller.

Working for you, as your buyer's agent, I can represent you!

M Allen, I am a full service agent/broker and I specialize in your area. 75181 is the Creek Crossing subdivision. I have sold this subdivision since it was first developed. I offer full service. Keith Sorem gave you some very good advice and statistics in his answer. Listing your home with a discount broker does you no good if it doesn't sell. Full service deals do net you more money. I work commission on a case by case basis. I offer full service with lots of advertising and exposure. I just closed 2737 Hyacinth on 4/27/09. I am closing 1701 Lacy tomorrow, and have just worked out an offer on 2506 Decoy (all in your neighborhood). I offer a free market analysis of your home. Just give me a call. I have proven results.

If you're serious about picking up a foreclosure, then I'd start at realtytrac.com. It has great information for consumers regarding the processes involved in picking up a variety of foreclosed homes.

If you have any questions, just shoot me an email or IM me at eric_holmes_realtor (Yahoo IM).
