There is a program that I use that provides 10,000 towards your down payment and closing costs. It is a zero interest and zero payment loan that is only due when/if you sell the home. I have closed using this program several times and would be happy to assist you.
HERE ARE SOME OF THE REQUIREMENTS

1-Must not have owned a home in 3 years.
2-Must have been in the same line of work for 2 years
3-Must make more than 25k but less than 80k
4-Must have 1,000 to put into the deal.
5-640 minimum credit score.

Well what exactly do you mean by "not best of credit?" I ask this because I have still been able to give out loans with credit scores as low as 580. So if you have at least a credit score of 580 I would say you have a chance. If not, you should just work on your credit score to get it up to at least 580 or higher. Then again, your ability to obtain a loan relies on other factors as well including income, expenses, assets, liabilities, debt, down payment, employment, etc. Either way, I recommend you speak with a lender like myself who would be glad to speak with you to point you in the right direction. When you mean "without putting up a of money" are you referring to no down payment or closing costs? If so, this can be difficult. One way you can get 0% down payment is if you or your mother is veteran or if you are seeking a USDA approved property. Otherwise, you will likely have to pay a down payment. The closes thing to no down payment is the 3.5% down payment for an FHA loan, which is relatively low. Also, some lenders like myself have loan product that can cover some closing costs. Either way, I recommend you speak with a lender like myself to discuss your finances and options. It's possible to obtain a loan with your credit score. For example, I have been able to give out loans with credit scores as low as 580. The fact that you still have debt is not good. Lenders will not like that. I recommend that you try to pay off that debt. I'm sure that will improve your credit score and allow you to obtain better rates. Either way, I recommend you speak with a lender like myself who would be more than willing to help you out in your situation. When buying a investment property do not forget about financing. Many people who start investing don't always realize that buying an investment property or secondary home is different financially. Since investment properties are riskier for a lender to finance they require a higher down payment and high rate, so be expecting that. These are just some important things to keep in mind while looking for an investment property. Well I hope this helps! Would recommend a management company to handle that for you if you decide to rent. out your house. It depends, can you pay for 2 houses for 6 mo's if the house isn't leased. Depending on which credit repair company you've been working with, because not all credit repair companies approach repairing your credit the same way, I would talk to a loan officer now. Most credit repair companies charge you for a process that you can do on your own. They send in letters to the 3 credit bureaus disputing your derogatory credit. When the bureaus receive the letter, those accounts are marked Account Disputed. Disputed accounts don't report negative or positive, so therefore they stop effecting your score. The bureaus notify the creditors of the dispute & give them 30 days to respond. The credit repair company waits for approximately 45 days of sending the 1st letter, to send in a 2nd letter stating that since the creditor has not responded they request the account be removed. This, of course, improves yor score. But if the creditor does respond, even after the account has been removed, it can bring that account current & be very detrimental to your score. I recomend Victoria Baker, Branch Manager for Southwest Funding. You can reach her at 214-693-6308 or vbaker@southwestfunding.com. Especially since there's a change coming in October that will affect how & how much derogatory credit will be allowed to qualify. Just getting your scores up may not get you qualified. Usually a couple credit lines from past two years to get a mortgage from a lender. Luckily, there are some lenders like myself that can give loans without credit. In the event a borrower does not have sufficient credit on their credit report we will allow substitute forms. Some of these substitute forms are known as non-traditional credit which is judged by rental housing payments, utility company references (gas, electricity, water, cable, etc.), school tuition, automobile leases, insurance premiums, retail store credit cards, and a documented 12 month history of savings from a bank. These are all ways in which a lender will review your credit without actually having credit, but not all lenders will accept this. I have done loans like this in the past successfully and have given people in your situation a loan, so it's definitely possible.
