This doesn't sound like the reason they are breaking the contract. If they want to sell the house a small repair should not matter. Everybody is doing what it takes to sell a house. I personally think with house prices going up at this date (2016), they may have a better offer and could be using whatever excuse they can come up with. You may want to remind them if they signed a purchase agreement, that you would like them to adhere to it. Sometimes if there are too many problems tied to deal, you may want to look for the right one. I often think to myself, if these people are like that, what are the neighbors like. A house is usually long term. I haven't bought a house without talking to neighbors and visiting the area at night just to see if I may have missed something. ... more

As far as neighborhoods in Prosper, TX without HOA restrictions, you may want to consider Hillside, Valley View, Rhea Mills Estates, Collin Green, Bradford Farms, and Raewood on Preston. All of Prosper geographically qualifies for the USDA loan program, although you would also have to meet the criteria to use this loan. One of the least-developed subdivisions ahead of the recession hitting our area in Summer, 2008 and it hasn't recovered, even though many Prosper neighborhoods have been seeing amazing recovery in 2009/2010. Until the big banks get their act together on how they will be handling foreclosures, this particular neighborhood will continue to suffer due to low consumer confidence and a developer who is not maintaining the lots in and around the subdivision. If you look just one neighborhood to the East, you'll find Steeplechase, where K Hovnanian is having great growth this year and just held a grand opening on their model home. ... more
