Call Coldwell Banker!

We are the only Real Estate Brokerage that funds their own mortgages. I personally have closed homes for people once they get over 600 middle credit score. Coldwell Banker can do things that other brokerages can not. We Also allow people to have a lease with purchase option for homes as well.

Mckinney should be the best in my opinion if you are only looking for an answer from that list.
It has a strong name brand recognition even with people who are moving here. Throw in the Money magazine article that said Mckinney was the #1 Place in America to live and you have yourself a tenant.
-I am a Realtor with Coldwell Banker Frisco and have closed houses all over the metroplex for people who moved into this area. There is one name in my opinion that should be on there. Frisco. While it is true that you can save money by getting a rental house in Little Elm going to Frisco ISD you should add Frisco to the mix,. I have helped LOTS of investors and have mentored them as well.

Besides being a Realtor I have been an investor since 1999 and owned 52 rentals simultaneously. That level of experience can be yours to avoid some of the headaches and loses from bad investments.

I had a client looking for something like this last year. The rules are a little more complex. The manufactured home must be permanently attached to the property. There are also any other stipulations.
Those come through whatever the lender is. With Coldwell Banker we fund our own mortgages so we are able to be more flexible on certain things.

Having said all of that I would encourage you to NOT buy a manufactured home. Interest rates are higher and a manufactured home is a declining asset. That means as they get older they become worth less and less. As opposed to a traditional home which tend to appreciate in value. That is one of the reasons why the interest rates are higher from lenders on manufactured homes.

They can never give you a 100% guaranteed answer but the inspector is the one to ask. IF you are not sure get a structural engineer out there as a double check. ... more

You have to remember that most Realtors are not investors themselves and most investors never build up their portfolio to what my wife and I have done. That knowledge is priceless and can help you from making mistakes. In Real Estate mistakes cost big money.

I work with and mentor investors who value my experience and ability to find GREAT deals. Beyond that I have a team of people who work with me to make acquisition and management much easier. With a mortgage broker they are bound by the standards of whoever they are going to sell the mortgage to. Secondly I have a phenomenal Home inspector who has been licensed over 32 years so he has seen it ALL. He is also licensed to do foundation inspections and even commercial and industrial inspections as well so he is at the pinnacle of his profession.

Texas is a community property state. You can sometimes purchase a home without your spouse being on the NOTE, but ultimately, they will be on the deed. You can not sell property separately in Texas due to this (community property state). An official court-order would change this if either party is granted the home. **For further information, you would have to contact your attorney. We as Realtors are not allowed to give what would be considered "legal advice".

I have found that online companies are not always very accurate - however there are times when they are. Just keep in mind that there is nothing better than getting a Market Analysis from a professional Real Estate agent (such as myself), who will come to your house and discuss how the market is in YOUR neighborhood. The rental business is still HUGH in Collin County. When considering turning your home into a rental vs. selling there are many items to consider, and situations will be different for person to person. As will the landlord experience will be different from renter to renter. Your current home equity, capital gains tax, management company or not, knowing what the Texas Property Code requires of landlords, qualifying tenants, the list goes on. I've owned rental homes before, and will probably again some day, as I believe in investing in Real Estate NOT the stock market. Call me to discuss ANY Real Estate question.
