No one can tell you the chances of the bank agreeing or coming after you. I would suggest open communication with the bank and being constantly informed of your status. They usually will look at your overall financial situation as well as your hardship reason before deciding approving the short sale or not. You should have a very strong hardship reason.

I work for a direct lender in the mortgage industry who offers conventional, FHA VA, and USDA loans in all 50 states. Are lowest score we accept for government loans are 550 when most lenders require a 620 and brokers a 580. You have to have two years of income with a score over 550 with bankruptcies discharge date 2 years and over. We have basic guidelines and a pretty easy process. Heritage Lakes is a very popular community. I agree with the other suggestion--the best way to experience it yourself is to "experience it yourself" and drive through the community. If you're not "in" the area yet, I suggest taking a "virtual drive-through" with google-maps :) Most of my relocationers find it very helpful.

The Power stations or power lines do bother some people but others not as much. The health concerns are widely debated. The negative side in my experience is more with resale. If you are planning this as a very long-term home then I think you are ok. But there is a reason the prices are competitive, and typical days on market are slightly higher.

If you email me a few details about your search criteria I can pull together some homes for us to look at. I have references from many First Time Home buyers who I've helped make their home purchase as stress-free as possible.

There are some great Communities in West McKinney. They are Frisco's Exemplary Schools and close to 121 highway, halfway between 75 and Tollway for easy commutes. The Reserves at Westridge, The Arbors at Willow Bay, plus 3 others close. Also, Griffin Park in West Frisco feeds into Wakeland High School which is amazing!
