Good advice about price. The question is how much money do you want to leave on the table?

When I do consultation with homeowners who are motivated we always talk about balance, the pricing model, and their objectives. Things frequently are not what they seem when we explore options. I ask a lot of questions. One person’s price it right, is another person’s fire sale. The specifics do matter.

That’s a great question and one I get about 3 times a day. There two views of a property price, the buyer view and the appraiser view. They are not the same.

Most people want to sell their property at a fair price. It is a bit like asking how do I determine the value of the transportation (maybe it’s a car) I use to go to work. Only the property question is a lot more complicated.

You can spend a lot of time doing research or you can spend your time talking specifics with a professional. The answer is in the details, and the details deal with the specifics.

There is only one thing worse than showing a vacant house, it is a house that smells and is a mess.

There has been some good advice here. However most of the answers miss the real point.

The real estate professional who is helping you sell your house should be your main resource. If you are having to spend your time looking for information, you need to rethink who you hired. Not all real estate professionals are the same.

Contrary to the advice, the first step is do not clean the litter box, the first step is to get a professional who will take care of you. You should be spending time on the move, not chasing down these type of questions.
