If the floors are warn out and showing age you should have them refinished. Buyers like to see homes in their best "I want to be bought" shape. If they are really bad you might struggle getting offers or get low ball offers. In that case it would be a good return on investment to have them refinished. If your working with an agent have them give you advise on your market and how homes are selling in the area, that will also help you in making the decision to refinish the floors or not. .
