I don't know how long ago you sent the email, but email is a slow and non-urgent form of communication.
Personally, I'm much better answering the phone and returning calls and therefore suggest you call for a faster response.

I agree if you have a Laclede Gas report that passed within the last 30 days I would get it to Laclede and see what has changed! Definitely if you bought or had the seller purchase a home warranty for you that would be your next step to see if any required repairs would be covered. Check your furnace, the seller may have the name of a company that they had used to service it in the past that may be able to shed some light on any past problems and fix quicker since they have a past history with the unit. Green roofs are a neat idea but come with some challenges. How do you install them and insure that your not adding weight the structure can't handle and also keeping it leak free. They are also subjective to the type of roof you have. You need an almost flat roof and are you willing to cover the whole roof to get the best savings The benefits of lowering attic temperatures don't always translate to savings. You still need to buy all the material and plants and keep the plants healthy. The savings in energy will probably be minimal unless you live in a place like Arizona where they are using the A/C most of the year. I feel that 50% savings is exaggerated for most areas and your return on investment would be many decades and the next buyer might not think it's a great feature. ... more

There are many quality rentals in the Webster Groves school district. Be sure to check out Shrewsbury, as you can get some great "bang for your buck" and it is close to the metro-link. Also, don't be afraid to ask the landlord specific questions about maintenance turn around time, if he/she is a member of the Better Business Bureau ( and questions regarding the lease terms, for example, if your lease will roll into a month to month after the initial year.

I agree with you about these judgmental realtors below. One seems to pop up a lot here.. We have great credit, then get downsized or lose our jobs many of us not employable again as employers don't want to pay a larger salary to a most competent worker; employers would rather go cheap as it's quantity over quality. Most who are called in for interviews are not as experienced or as educated (quantity) who would be happy to eliminate paying $50,000 a year job now offered for newbies at $25,000. It shows how much they think of their own company or ownership. They aren't worth working for! Kick the dust off your shoes and leave not looking back!!! It seems the only way is to try to start your own business and utilize the free help of the SCORE people. ... more
