I suggest you reach out to a local bank or lender, sit down, in person, and discuss your financial situation.

He or she should be able to advise you as to what you need to do to get ready to be approved for a loan.

You can also speak with a local Realtor - he or she can explain the home buying process to you in detail.

I would recommend waiting for feedback from the showings. If you want to offer a credit for the buyers to change the tile (if they have a problem with it) I would let your agent know so they can offer that as part of the negotiation. Some people may not mind it, other's will want to change it, but just hold on to your money until you know if that what is going to make or break your sale! ... more

It has been my experience lately that the banks and their independent appraisers are coming up with relatively high market values on their assets, most of the time not really taking into account the condition of the property. It is, and can be a long negotiation. If you plan on staying in the property, then I may advise that you not worry so much about squeezing every dime from the bank.
