It's true that lenders really can't give you a guarantee on a rate until you have a property under contract and you "lock" that rate. Many lenders like to dangle low rates in front of buyers just to get them in the door, then low and behold...the rate goes up when you're under contract. I would ask your REALTOR who he/she recommends. Keep in mind it's not all about the rate. You also want to look at their closing costs, customer service, etc. The guy with the lower rate, might be charging you a 2% origination fee. Or they may be really difficult to work with and not be able to close a loan on time. Is the lender local? Do they do all of their underwriting in house? Ask your agent for a recommendation. Here in CO we are in a hot seller's market. When competing with multiple offers, sellers (and their listing agents) are looking at the lender to make sure they have a good reputation and the buyer's agent has had good experiences with them in the past. ... more

Conducting any business that would require people coming/going, especially on a daily basis, is not likely.
