It depends on what type of loan you are seeking. The shortest waiting period is for a VA loan (you must be a veteran of the armed forces with eligibility). That waiting period is only 2 years from the short sale date on your credit report.

For those who aren't veterans, FHA offers the next shortest waiting period and that is 3 years after the short sale date reflected on the credit report.

Finally, on a conventional loan the waiting period is 4 years.

The single family homes do not have association fees. Only the townhomes, Row Homes & Village Homes have an association fee & they range from about $90-120/mo.

The properties are surrounded by 2 public golf courses: Mill Creek Golf Club & Tanna Farms. For the serious golfers, they do offer memberships, lessons and summer leagues. There is also a 9 hold pitch & putt course which is great for a quick game. The subdivision also features several tennis courts, swimming pool facility (summer memberships available), 2 churches, ball fields and many parks. It also has 2 top rated elementary schools. There is about 900 acres of open space.

Mill Creek also has its own grocery store, the Mill Creek Market in the Village Center. It's great for the kids to gather, or pick up a deli sandwich or coffee. There are miles of walking/bike paths throughout the subdivision and neighboring area. You will see many people out enjoying the outdoors on any given day. If you are looking to sell/buy anything, Mill Creek has a huge communitywide garage sale, usually in May. Hundreds of homeowners participate and it's always a big success. If you travel to Chicago, the LaFox and Geneva train stations are minutes away and very convenient.

As one of the 1st residents of Mill Creek for almost 18 years, I have seen the community develop over the years. I have sold homes to many repeat customers who as their families have grown, moved within the subdivision.
