In my opinion, I think buyer traffic has remained relatively stable. The slight rise in interest rates only helped those buyers, who were on the fence about making the move to purchase, to become more serious. Fall inventory has still remained quite low in most areas in Manhattan and Brooklyn. I think overall many buyers are seeing the low interest rate environment as an attractive time to purchase. Are you looking to buy or sell any real estate?

There is almost always room for negotiations in any kind of REO. A company does not want to pay the electric bill, the gas bill or take care of t he lawn for any length of time. Each deal is different tho
there is not a set of rules to follow by all REO companies. Hope I have been able to help?

I agree that the best first step is to have a Realtor do a CMA for you to see how much you are underwater, so you have accurate information when dealing with the company's relo dept.
Things may not be as dark as you think. Many people are renting their homes for a few years, even iwith a small negative cash flow, with the idea of selling in a better market in the future. I advised my last client to do this, even though I would have loved to have listed his houese for sale.. His company is willing to still pay his closing costs (for the relo) for up to 2 years from now.
You can hire a property manager to handle your rental for you. Many Realtors also do this.
There are now refis for people underwater, provided they are current in their mortgage and haven't had a late payment in the last few months. I know 3 companies off the top of my head that have this program. There are many options for you.

The spring market unofficially begins Super Bowl weekend. So i think we are still in snowy cold weather. One month after Christmas serious buyers start looking. Corporate transferees start a new job in the new year and have a trailing family. So barring a huge snow storm I think the weather has minimal effect on buyer activity February through April.
