Just tell her Chris Block sent you and Lisa will take care of you. If you choose to email her CC me on it so I can make sure you are replied to immediately. I am honestly not sure how much different Chapter 13 is versus Chapter 7. I know for that latter it is 2 years after discharge date before you can buy again. It may also be that for 13 regardless of how soon you. Only Lisa will know.

Worst case I will just do a contract for deed with you and the wife. It is the best solution if you don't qualify for traditional bank financing right now. Actually, I am looking in Forest lake with my wife for a home and know the area pretty well!

I have lived on Forest Lake for 9 years and have spent time exploring every corner of the lake. The Bay of Forest Lake, as that area is called, does have a very shallow entrance area. However, I have found that you can get a decent sized (my 21 foot I/O can make the trip) will fit, but it is necessary to trim way up and slow down to idle. The best entrance route is to come in from the Northeast out of the channel, or if you are coming in from the northwest off of Lake #1, swing very wide of the point on Woodland Drive.

On the up side, this gives you as a homeowner a lot of privacy. I sold a house to a couple last year that wanted something on the bay because of the privacy. On the flip side, many people want to be out in the action so they prefer direct access to the main lake. I also find that many of the docks stay in the water in the Bay throughout the winter (presumably because the ice doesn't shift as much) and they are much shorter (because the lake is deeper closer to the edge), all of this cuts down on the annual maintenance of the lakeshore.
