All of the responses offered thus far are helpful and deserve consideration. As an Accredited Buyer's Agent I agree that it's important for buyers to have representation going into the purchase of and negotiations for real estate. If you don't have a buyer's agent or an attorney negotiating for you, then you don't have representation and most of us would agree that's important. Keep in mind, that a buyer agency agreement can be tailored to meet the needs of different buyers and agents...it should not be a one-size fits all agreement.
I also agree there are a number of truly wonderful communities surrounding Geneva Lake each having its own personality, charm, assets and amenities. Williams Bay, with its charming town center, Lake Geneva with its energy and history, Fontana with its boating persona, the more rural communities of Bloomfield, Pell Lake, Lyons, - all have something to recommend them. Decide what's important to you and begin your research there. Are schools important? Then go to the web and investigate each districts stats. Do you want to know about safety and security? Go online or contact each communities police department. Is proximity to the lake or walking distance to town important? Study maps and take a visit. What about activities, organizations, etc. Do your research. Then it's time to interview realtors to fit one who is aa good fit. Work with one realtor and be clear about your objectives. "Desirability" is such a subjective term. I counsel buyers to become as knowledgeable as possible about different neighborhoods and the amenities or advantages of each. It9;s then possible to create a list of pros and cons as they relate to your lifestyle an priorities. For example, if you're looking for an established neighborhood, within walking distance of the lake, town and the elementary school your obvious choices are the historical Maple Park district, Sturwood, the Manor, as well as Victorian Square and the neighborhoods on the east side. If you're looking for a more rural location and would consider driving distance (less than 5 miles) to Lake Geneva acceptable there are even more options.
