I am a mortgage specialist in Macomb County, MI. What you need to do is take a brief application to look at the overall picture and see if you would be able to obtain a loan. In most case if you have strong compensating factors, you should be okay.

There are most likely options out there for you. You should talk to a lender about whether or not you will be able to get approved for a mortgage first, because looking for a land contract or rent-to-own situation drastically reduces your options.
