If the home is in Parma, I would recommend a Rural Development with a repair escrow loan. There are several good local lenders that can do that type of loan, and it may cost you less than the Homepath Renovation loan. Do you know what repairs are needed for the house? The first person you need to talk to is your banker. There are programs out there where you don't need a ton of money. People have the wrong idea about Land contracts. Most of the time you would need more money down than with most bank loans.. Once you have talked with your banker you should hire an agent. The great thing is the seller most often pays the commision. This way the agent is working for YOU. To find just the home you are looking for.
