I am not as familiar with mobile home loans as traditional loans but the key for any loan is to improve your credit score. Any loans that you might be able to get with a poor score are generally going to be at a much higher interest rate than what traditional rates are, currently right around 4%. Contact a lender that will meet with you and make a plan to get your score up. I have had buyers in past purchase a home a little over 2 years after filing bankruptcy, I also know a person who was in the 500's on a credit score and is almost to 700 now all within 6 months. Good information here. Consumer debt will not be wrapped into a mortgage payment. Your better bet would be to have patience and work at paying down the debt. That will likely also raise your credit score some, since a major factor to credit is paying bills on time, and the debt ratio (percentage of available credit).

On the subject of credit score: the score you have may not match what a lender would pull. Talking to a mortgage professional would give you a better picture about where that score actually is, and what it would take to get into a house. Shane's answer on Rural Development (USDA) loans is a great option. There is a TON of area covered by the RD loan program.

You don't need a new contract.

Kathy's solution of an addendum will add the spouse prior to closing. Make sure you check with your lender before you do that, in case there would be any implications on the loan.

Otherwise, Perry's answer will allow you to add the spouse immediately after close.

Either way, no new contract is needed.
