Hi Amy! If its an issue of credit lines not open enough, sometimes as little as 30 days is all that's needed to boost your score into purchasing territory. In addition to being rare, land contracts are much more expensive then a traditional purchase. They usually want a very high down payment, and the interest rate's tend to be double what is typical of a mortgage. I would with a lot of great lender that are great at giving guidance on what you can do to get your score up.

Sadly sometimes they do.There could be several reaons for doing so, but none of them are ethical.

Some realtors just like any other professional service provider will push th enveolop to get the results they desire.

I can only suggest that you make your best and strongest offer up front. Hopfully if your offer is solid you will not have to worry about these tactics.

If the house received 3 offers on it the same week than it is most likely priced right. If it is a house that you absolutely fell in love with & you got your offer accepted be thankful that you have an agent that knows the market & you got the house! Think positive, & look forward to the day you close. If by chance it should underappraise the lenders have to notify you & you can then contact your lawyer & see if the price can be adjusted so you can still buy the house but most likely it will appraise. ... more

I have worked with them on a couple condos I was selling in the area, it was good.
Kramer-Triad is a fine company with a good reputation in the greater Ann Arbor area. One of my childhood friends worked there for years before starting at another property management company.

I am trying to find the right answer to your other question you asked today about the condo on Eastbury. In the meantime I am trying to understand what you are trying to do with that information by reading your other questions. Are you working with a Buyer's Agent already? I do not want step on anyone's toes but it seems like you need someone to work for you. I will try to get the correct answers for you when the treasurer of Northbury gets back with me (I have E-Mailed the Accountant who gave me the Treasurer info).
