I have been working with clients such as yourself for the last 20 years. There are homes available on land contract that can be purchased with $5k down, I have about 15 clients who have closed on properties in the last 12 months with exactly that amount down. Of course you will not get into West Bloomfield, or Rochester Hills with $5k, but you can surly get into Taylor, Hazel Park, East Pointe etc. we have a room available right now with 4 bedrooms in Dearborn a Hgts, Taylor, and Keego Harbor for $5k down, no credit required.

REALTORS who help others buy and sell dozens of home every year have the local knowledge and professional experience to write a winning bid.

Now, all that is missing is a buyers who will listen to their REALTOR.

If you are serious, pick up the phone and call a Detroit REALTOR. Ask them how many HUD homes they were successful in purchasing. Then commit to that REALTOR. REALTORS have better things to do with their time than work with those who will not commit.

What you are asking is what REALTORS do to keep food on the table.

Normally I would say this is a terrible idea, but you need to walk away. Redford is slowly being sucked in by the urban vacuum that is Detroit. It is not coming back and will only get worse. When you can buy a house in Farmington Hills or Livonia for a little more money and the schools are far superior, there is nothing to prop up Redford or Southfield. Buy your new home first somewhere else, and then walk away from the Redford house. Your credit will take a beating for a while, so finance everything else you need first. ... more

Sometimes the city will have a tax estimator/calculator on their website, too.

Good Evening!! As long as the bankruptcy covered the foreclosure you should not have any issues. The property now belongs to the bank and it's their responsibility. I'm sure they have an agent overseeing the property and it will come on the market once they complete their due diligence.

There are currenlty 8 homes for sale on Parkway ranging from $ 7,900 to $ 40,000. I looked at each one and they are are short sales except for 12010 Parkway that is priced $ 16,500.
