I agree to be suspicious about these "too good to be true" deals. Is this "somebody" a person you know and trust? Or is it just somebody who you just met. I don't know much about the house and I am not a contractor so I cannot give you an estimate on how much it would cost to repair it, so I would recommend that if you do trust this person enough to consider this, contact a local contractor who would be able to do these things. You also have to ask yourself, why would I buy this home? Are you actually looking to buy a house or did you just come across a deal that seems too good to pass up? If you are really serious about pursuing this transaction, get a home inspector to go through it with you and tell you everything that is wrong. If the roof needs repairing, there is a good chance there is moisture or even mold throughout the house and who knows what other problems can come from a bad sewage system. Ask questions and get answers. ... more

You might find it to be challenging to finance this purchase, because some lenders (especially the big banks) prefer to finance larger amounts. Yet, you might qualify for Homepath financing on certain Fannie Mae listings, and you might qualify for other programs.

You might also consider buying a property with creative financing.

Toni, does your lender want an appraised value or market value after rehab. The only way you know the appraised value is for your lender to order an appraisal. If you want market value you will need to ask a realtor to do market value for you and submit the realtors findings to your lender. With the changing market make sure that the comps are not more than six months old for solds. ... more
