Hello, I'm a mortgage professional.

There are two types of 203k loans.
If you are spending less than $35,000 on renovations you generally will not need an FHA inspector at all. If you spend over $35,000 an FHA inspector is required.

A home inspection is not required to get a mortgage however it is something that is generally recommended.

If the home has a well and a septic system FHA may require an inspection on those.

I work with a lender that have several different programs that required different credit scores but for sure we can go as low as 590 but depending on your history; that is (bankruptcies and defaults). You must have the home inspected by the city to get the C of O and they will require you to make repairs so the property is up to standards and habitable. I think it is $350. Its really just a way for the city to make extra money. You get a year to comply. The city is not very diligent about this and if you don't do it they probably would never know.

Regarding the Deed, the QCD is a Quit Claim Deed and this is a deed that says the seller is transfering only his interest in the property to you, but he is not giving you any warranty again claims from other people who may have a lien on the property. This property probably was purchased at the Wayne county Tax auction, if so Wayne county only issues a QCD, its generally ok to accept a QCD, but if you want to finance the property the bank will require a warranty deed and title insurance. The cost to get a title title commitment is $600 and it takes about a month, First American Title in Detroit will do this, but this does not include the cost of title insurance which is based on the cost the property, it will cost several hundred more at a closing if you sell with a Warranty deed. You really don't need a warranty deed if you are not financing. You can hire an attorney to do this too and will do a title search and contact any lein holders such as a bank who still may have a recorded lein on the property but they have lost their right to any claim, however all lien's are recorded with the city and when a lien's is satisfied another lien release if filed, this probably was not done on your property so it has a blemish on the title, an attorney get the release also and its called getting a blemish off the title but they charge about $1500 to accomplish the same thing.

Hello,

The bottom line is that the property is owned by you and ultimately it is your responsibility to make sure everything is managed correctly. Having a house vandalized is very common in Detroit and usually it is a matter of when, not if it happens.

You should take proper precautions in Detroit; such as real or fake cameras, security doors, lights and radios on a timer, a dog, or have someone stay in the home while it is being remodeled, etc.

If you hired a company to take care of the remodeling and the project was under their authority, then you should get some answers as to what happened. If you cannot come to some resolution with them then your only recourse would be to take them to court.

Ultimately that is your only recourse if you can't work it out with them. If you hire a lawyer, it may cost you more to take them to court than to just let it go and chalk it up to a learning experience. You could also take them to a small claims court on your own; file the lawsuit and represent yourself in court, that would be the least expensive route.

Just remember it will be up to you to prove negligence and/or fraud. That will be very tough in my opinion. Vandalism in Detroit homes is more common than you think. With the police spread thin in Detroit, home vandalism is not high on their list of quick response times.

Do a look up on the zip codes 48221 (university district) starts from mcnicols, livernois and ends around 8 mile I think. Look up North Rosedale park it is in 48223/48219 zip code. Look up the map and it will tell you the boundaries. Try Google Maps. Sherwood park is above the University District and the Golf Course. Look for it on Google maps. I am an investor and have in all three areas. Very ideal for investments purposes. You can get great returns there. One person posted it could take upto 6-18 months. That is a total waste of time. Go to Auction.com where you can buy them at steep discounts. Be careful though because they may be torn up. Also try hubzu.com another auction site. Look up by area code then go to the map. Make sure it is in the areas of choice. You may also wish to try the tax sale that is done once a year. You will get deep discounts. This is for people who have failed to pay their taxes so the county forecloses on the properties and auctions them off. You have to wait though as the time for the auction just past. That is the best place and where everyone buys and subsequently flips them for 10 times the amount without lifting a finger.
