In most cases you simply keep reducing the price until you get an offer. Once you have an offer, you present it to the lender.

I agree with Andy. Your best bet is to contact a Realtor, who will have access to the MLS. The local MLS is probably the best resource for identifying homes which are available on land contract. While the internet and some sites such as trulia, zillow, and realtor.com are great resources for taking a peek at listings, they don't have ALL the homes listed for sale and they don't give you the ability to search for land contract terms. However, even if the stats indicate that "95% of list" is the average, that doesn't mean you should necessarily "hold out" until you achieve such a percentage. Your homes condition, size, level of updating, location, etc. all play a part. Keep in mind that real estate in Michigan is a "Buyer's market".
