Contact a probate attorney. You can self probate, but it sounds to me like it will be contested.

I am confused.

How is it possible to be selling your property short, and not have any offers?
You market (see link) is declining at 15% per year.

In most cases you simply keep reducing the price until you get an offer. Once you have an offer, you present it to the lender.

What does you Realtor say?

Hi Melodi
I agree with Andy. Your best bet is to contact a Realtor, who will have access to the MLS. The local MLS is probably the best resource for identifying homes which are available on land contract. While the internet and some sites such as trulia, zillow, and are great resources for taking a peek at listings, they don't have ALL the homes listed for sale and they don't give you the ability to search for land contract terms. Hope this helps!

Your homes condition, size, level of updating, location, etc. all play a part. Keep in mind that real estate in Michigan is a "Buyer's market". When THE elusive Buyer comes-along you will want to do everything in your power not to lose him. Good Luck. ... more

Conventional will be your only real option, unless you can get a spot approval, which is unlikely.

I am a mortgage broker. If I can be of service, please let me know!
